Do yourself a favor and take pictures of the current state of your home. Keep a list of any repairs you have made recently or that need to be done. When taking pictures of your current state of your home, make sure you take pictures of problem areas especially. Be sure to date your pictures when you get them developed. If you fix any of the problems that you have documented, take another picture and note the fix on your list as well as the old picture. This is very important after a tenant leaves or you decide to sell the home later. The reason is you will have documention of the state of the home before you rented it out. This way there is no question of where the damage occured or as to who is at fault.
